TRANSACTION COORDINATION SERVICES
READY, SET, GROW!
WHEN A TRANSACTION IS UNDER CONTRACT I WILL:
Coordinate opening of the file with escrow and handle all documents securely.
Introduction email will be sent providing important dates and a copy of the executed contract to coop-agent, the represented client, lender and closing attorney.
Ensure everything is fully executed with dates, initials, signatures, broker information is completed and reach out for corrections as necessary and monitor compliance with the contract.
Submit all required contract documents to compliance.
Send/request disclosure packages and gather signatures if needed.
Ensure the lender, closing attorney, and agent receive any amendments or changes to the contract.
Contact closing attorney for a copy of the EM check receipt and email receipt to co-op agent and include in compliance file.
Keeping in contact with the closing attorney and lender throughout the transaction. Provide agent email updates on the status of the transaction keeping you informed. You will also be copied in on every email.
Update deadlines due to any changes in the contract.
Order Home Warranty per contract if needed.
Confirm inspections have been set up in accordance with offer deadline.
Monitor appraisal timeline and completion with lender.
Coordinate and monitor buyers loan status with lender.
Ensure your buyer/seller is provided a copy of all documents.
Maintain constant contact with all parties involved for status updates as well as outstanding items.
Verify closing attorney has all required documentation. Schedule signing appointment for client and agent if applicable.
Conduct a final audit of file 7 days prior to closing to ensure all documents are uploaded and the file is complete.
Confirm final recording and alert agent.
Upload Final HUD/CD to online transaction management service for compliance.
THIS SERVICE INCLUDES ALL THE ABOVE, PLUS:
BUYERS SIDE:
Upload buyer agency agreement, working with real estate agent agreements and all broker required forms for compliance.
Submit all executed contracts and amendment extensions (if applicable) to lender.
Schedule inspections with agentβs preferred vendors.
Give utility contact info and remind the buyer to transfer utilities.
Send email to your client asking for a review on Zillow or your preferred site, if desired.
SELLERS SIDE:
Upload listing agreement and all broker required forms for compliance.
Follow up for signatures on all documents.
Order for sale sign take down - if requested.
Send email to your client asking for a review on Zillow or your preferred site, if desired.
AGENT EXPECTATIONS DURING TRANSACTION
Arrange method of delivering DD & EMD checks.
Negotiate repairs and/or any changes to the contract.
Follow up on repairs and receipts, if needed. Or notify TC to follow up with appropriate vendors.
If TC is drafting documents, the agent will review before being sent to client (if applicable).
If TC is drafting amendments or any documents that are needing verbiage, the agent must email exact verbiage for TC to use on amendment.
Coordinate and confirm final walk-through.
Review Preliminary Closing Disclosures and let TC know if any revisions are needed.

These are some additional services that I provide in addition to the core Transaction Management services for an extra fee per a service. If there is something you need that isn't listed just ask and we can work out the details if it is feasible. Price varies depending on the service.

Contract Write Up - $40 per contract
Multiple Offer Breakdown - $50 per breakdown
Schedule Showings & Follow Up Email - $15 per showing
